Greene County Development Update

The Greene County  Planning Commission heard the monthly update on  development in the county. The major issue presented is that the Sheetz convenience store, south of Ruckersville, will be torn completely down and rebuilt. The new Sheetz will include a drive thru like the store at Zion Crossroads – the closest one to Greene County.

The fact that Sheetz is willing to completely tear down an existing structure and rebuild a brand-new facility with the drive thru feature may demonstrate the company believes their revenue will increase with the drive through feature installed. This growth will provide enough additional revenue to cover the “lost sales” during the construction period.  Sheetz is also  in the process of constructing a new location with a drive thru and car wash on the Northeast corner of US29 and Airport Road in Albemarle County

clip_image003Lydia Mountain Cabins and Lodge plan to continue to expand and will be requesting a Special Use Permit to add a swimming pool, 12 additional cabins, 4 glamping pods and one additional pavilion. This request will be presented at the March meeting of the Planning Commission.

Staff is working on helping to modify the glamping proposal of Sojourner Glamping in order to present the project to the Board of Supervisors at their second February meeting. The Ruckersville Advisory Committee’s primary issue is focusing on pedestrian planning.

The Creekside Subdivision has submitted plans for 401 of the 1,180 units.

The Villages at Terrace Greene has submitted for review a site plan that will be delivered by the end of February.

Staff continues to work with a possible Dollar Tree to be located in the Gateway Market Center on Enterprise Drive.

The Virginia Department of Transportation (VDOT)  Smart Scale Round 5 is being reviewed for three applications in Greene County:

1) Advance Mills / Route 33

2) Greencroft Blvd / Route 33

3) Carpenters Mill Road / Route 29

The Capital Improvement Plan was reviewed by the Planning Commission and unanimously approved at their January meeting. This will be forwarded to the Board of Supervisors for their review and final action.

The Comprehensive Plan is being reviewed by the Planning Commission. In February, the review of the Comprehensive Plan will continue with the areas of Economic Development and Tourism and in March, Broadband and Emergency Service will be reviewed.
